Besides having a potential renter fill out a formal application and provide proof of income, you want to establish their creditworthiness by doing a credit check. This process may seem like a daunting task but it will give you a general snapshot of a potential renter's financial history. It will let you not only know their current financial standing but also how they have dealt with their finances in the past.

The potential renter may have the money to pay you rent, but you want deeper insight into whether they are responsible with that money and will pay you the rent on time every time. They may have prior evictions on their credit report for nonpayment of rent and you need to know this. Also, they may have other financial obligations or derogatory marks on their credit report such as bankruptcies or repossessions. This will give you some indication as to their financial responsibilities and how they own up to them.

If the potential renter has a negative credit history, then this will send up red flags to you on whether or not you trust renting to them. Some situations are beyond a tenant's control and not every credit history is an accurate reflection of a person's character or integrity. You must make the final decision based on certain criteria and factors you consider important to you.

Performing a background check will give you insight into the person's character and whether or not they have had legal issues in their past or present. A background check will tell you whether the person has any criminal history or other legal troubles. If they have been arrested and the nature of their crime.

A clean background history is not always a good indication of a person's potential but it does give you insight into the nature of the person currently. It does not indicate whether there will be a problem in the future, however, and you must determine from interviewing the potential renter, what type of person you are dealing with and how you feel about them.

Renting is a business and should be treated as such. There are always risks involved in doing business with the public. You cannot know a person inside and out and must often take chances on them and hope for the best. But by doing your due diligence beforehand, this increases the likelihood that you will find good tenants to rent to that will not be too much of a problem and take care of your rental property the way that it should be.
